Pune's super growth

Pune has grown exponentially over last 3 years and continues its upward growth as it has become one of the attractive, lucrative investment opportunities for various companies.

Pune was auto hub earlier and now has attracted IT / Software in big way after marking Hinjewadi as IT Hub. Infosys, Wipro, IBM, Tech mahindra and Cognizant has huge investments.

I lived in Pimple Saudagar locality for some time. The prices per sq.ft of a flat was quoting at 3200-3400 levels in early 2010 which was quite higher than mid 2008 to early 2009 levels of 2300 - 2600. The current price per sq.ft is quoted bwn 4200-4400 levels in and around Pimple, Wakad and Dange Chowk shows the continuous demand.

What is behind the exhorbitant growth of investments ?

In my understanding, Telengana issue and its continued uncertainty has dented the attractiveness of Hyderabad. Why Pune.... ? B'coz., most of the companies had excellent offices set up at Chennai and Bangalore. They were looking to attract talent with a accomodative investment cost in mind.

Bangalore's 60min drive 6km drive inside city has made sure it lost out of new job creation battle against Delhi and Chennai over last 3 years.

Pune's real estate players took the challenge cheerfully and in the process of creating huge resedential complexes whereas the same could not be said about Government infrastructure in terms of Road, Power and Public transport.

But as of now., Pune is the winner...

Sensex outlook Feb 2011

Nifty is trading around 5465 levels as I write this post. Nifty has come down significantly in January and touched a low of 5400-5410 levels.

Outlook for Feb:

Don't think it will fall significantly from here. Tepid or narrow movement trading to follow until budget. 5250 to 5750 could be the range until Budget.

If the budget is bad or cant be presented due to 2G JPC issue., Nifty might crack to 5050-5125 levels and Sensex could hit 16500-650 levels.

Avoid trading and go for delivery based buying in dips in Nifty stocks.

Eden fiasco - a funny take

Ground inspection is going on by ICC. An imaginative, funny take on how the inspection would have got carried out...

ICC: Can we inspect the ground ?
Eden Off: yes pls
ICC: How many stands we have ?
Eden Off: 10
ICC: How many are ready ?
Eden Off: all are ready. but you are supposed to check it. Dont you want to check?
ICC: Yes., we will check. Why no chairs on this stand?
Eden Off: Chairs will be put in another 10 days. you see., there will be dust when construction is going on. so., we want that to get over.
ICC: When this stand 7 will get ready ?
Eden Off: dont tell anybody sir... this was ready some 5 months before. But the top three rows got collapsed and then we rectified it. It is almost ready now.
ICC: (didnt know what to react)... now, is it ready or not ?
Eden Off: yes, it is ready now. only painting is pending.
ICC: Why the Debris is remaining all over?
Eden Off: If we clean all the debris, it will bring drishti. we will remove it 15 days before the match.
ICC: What is drishti ?
Eden off: you see., folks who walk inside will say "wow","beautiful"... that will bring drishti. and it is not good for the stadium.
ICC: Where about the lights ?
Eden Off: Tower is there. We bought Crompton lamps instead of Philips to save some money. But we cant test it now.
ICC: Why ?
Eden off: We have not paid the Electricity bill during last three months. bcoz, construction work was going on. No need for light... you know...
ICC: Faints....

Gone case

Dont understand the fuzz about flag hoisting in J & K. After all., J & K state consumed enough money from GDP over many years., sacrificed many souls....

but still... one cant hoist a flag.... only privileged people can do it twice a year ... i suppose... otherwise, it is viewed as crime !

Generalists to the fore

India is run by two significant set of people.

One is IAS Officers - They are normal graduates, post graduates. Does clear hell lot of civil services / UPSC exams and gain the post. They are rotated randomly inside government over their career across various divisions and manage the show.

They are mainly generalists.... But they take decisions like running a power project or constructing a dam etc.

Second set is High Court Judges - For the past 20 years, they have a say in every big policy decision made in India... right from Caste quota or job quota, various financial fraud cases, 2G etc...

What is interesting is... Can you or me become a General Manager in say Big Bazaar, Toyota showroom ....
